This service is ideal for first time landlords and landlords who live far from the property or abroad.  It is also for those who just wish to sit back and receive the rent every month, in the knowledge their property is in safe hands.

Our service includes:

  • Visiting the property to give advice and suggest a rental value.
  • Professionally marketing your home via local newspaper advertising and the internet.
  • Meet and interview all tenants.
  • Arrange viewings by appointment and ensure all viewings are accompanied.
  • Obtain references and credit checks.
  • On receipt of acceptable references, obtaining rent guarantee and legal expenses cover.
  • Preparation of the tenancy agreement.
  • Arranging for gas and electrical checks to be carried out on your behalf (costs to be charged to the landlord).
  • Prepare an Inventory/written schedule of condition.
  • Arrange for the tenant to sign the tenancy agreement and receive one months rent in advance on your behalf.
  • Taking a security deposit and submitting it to The Deposit Protection Service, to be held for the length of the tenancy. 
  • Reading of meters and transfer of accounts into tenants name.
  • Regular visits to the property – After the first month and thereinafter every three months.
  • Arranging for any repairs and maintenance (costs to be charged to the landlord).
  • Producing monthly landlord statements and collection of rent.
  • Notifying the landlord of notices received from the tenant, and to prepare and serve any legal notices to the tenant.
  • Termination check at the end of the tenancy.
